Case Study: Rye, East Sussex

At Canada Life, our flexible lending approach sets us apart from our competitors and we will consider lending where they would not. This includes properties with Flat Roofs, Eco style or Grade I & II* listed properties and Ex Local Authority Flats, which we will consider on a case-by-case basis.*

Navigating complex properties requires a lender with a flexible approach to underwriting. At Canada Life, we pride ourselves on our ability to find solutions to help advisers deliver good customer outcomes. Our underwriting team is adept at handling a wide range of different properties on a case-by-case basis.

Ben and Sally have called their unique Barn and Oast property home for the last 30 years.

Over that time, they've transformed it through extensive renovations. Four years ago, they adapted the property further, converting the Oast into a successful holiday let while they moved into the adjacent barn, nestled within three acres of gardens and paddocks.

Property highlights:

  • Historic timber-framed construction with a minimum wall thickness of 121mm
  • 1650s-era stables, garages, and outbuildings
  • Private septic tank system
  • Desirable rural setting
  • Separate Oast house operating as a holiday let

Beyond the numbers

Ben and Sally have had trouble securing equity release as the property, both the Barn and Oast house, are incorporated under one freehold title, meaning other providers would not consider lending.

Our Underwriting Team adopted a pragmatic and solution-oriented approach. By working directly with the adviser, we understood the unique circumstances and approved a title split at completion of the mortgage, facilitated by the property's existing separate access points.

This flexibility allowed us to offer Ben and Sally the mortgage they needed, which they readily accepted.

This case exemplifies our commitment to flexible underwriting and our ability to provide tailored solutions for complex property scenarios.

*Please note that the above case study is an example of exception lending. We will consider all applications on a case-by-case basis.
